What will the inspection cost?

Inspection costs start at $97, for spot checking prior to a project and will identify lead-based paint in only 3 specific areas. This $97 will be credited towards a full inspection if done within 6 months of the original test.

For a typical three bedroom, two bath home under 2500 sq ft, refer to pricing chart to the left.  These prices are to test all of the paint inside and outside the home.

Multiple units are bid by the job.

Assessments are bid based on the scope of the work required.

Choice Property Services accepts all major credit cards.

How are the inspections done?

Choice Property Services uses an XRF Analyzer to determine the lead content of your existing paint. This method is approved by the CDPH, EPA and HUD, and avoids gouging out unsightly paint chip samples.  The information will be provided to you in a room-by-room, surface-by-surface report, emailed to you in 2 to 3 business days, with hard copies to follow.

Q  How will I benefit from having my home or business inspected?

If the paint on your pre-1978 structure can be tested and certified to be free of paint that contains lead, it will fall under an exemption to the Renovation, Repair and Painting (RRP) rules.

The exemptions include:

  • Home or child-occupied facility built 1978 or later

  • Work that is performed for free (e.g., no exchange of money, goods, or services) *

  • Work performed by do-it-yourselfers on their own homes *

  • Work that is performed during an emergency (i.e., a hazardous, non-routine situation that could either threaten public health or cause substantial property damage)

  • Housing that has already been determined in writing by a certified inspector or risk assessor to be free of lead-based paint or other surfaces that contain lead in a certain amount (see the regulation for details)

  • Zero bedroom dwellings

  • Minor repairs that disturb 6 square feet or less of paint per room in the interior or 20 square feet or less of paint in the exterior  (Although California laws do not allow for any lead dust hazards)

  • Elderly housing (unless children reside there)
